The primary focus of this project was on Healthcare and Senior-based design attributes, project planning and complex phase sequencing.   The 36 unit addition; containing new public facilities such as nursing stations, common gathering areas, lobby space, activity spaces, dining room, laundry facilities and central courtyard were adjoined to an existing 48 unit building.  During construction the existing facility required full operation and the addition and temporary access points were planned to accommodate with minimal disruption.   Exiting, emergency, code, accessibility and layout related planning issues were carefully examined in the new addition to improve upon the existing.  Although the building has been planned for 36 additional community care beds, it has also been designed to accommodate nursing beds in the possible future.  Existing mechanical and electrical systems have also been re-arranged and upgraded in the old building to act as central system for the entire facility.
